Welcome to Fluvius Suite! These Terms of Service ('Terms') govern your access to and use of our website (fluvius-suite.com), booking platform, and apartment accommodation services.
1. Provider & Scope of Service
Fluvius Suite is operated as a registered private host offering short-term daily rentals for a luxury apartment in the Planet Residence complex in Niš, Republic of Serbia (Address: Blagoja Parovića 1L, Planet Residence, 18000 Niš; Email: info@fluvius-suite.com; Phone: +381 67 7205195). By accessing our website, creating an account, or placing a reservation, you enter into a legally binding agreement with us under these Terms.
2. User Accounts & Google Authentication
To access features such as the Suite Assistant and reservation management, you may log in via Google OAuth. You are responsible for keeping your credentials secure and for all actions taken under your account. We reserve the right to suspend or terminate accounts that violate our house rules or applicable laws.
3. Reservations, Pricing & Payment Terms
Reservations can be made directly via fluvius-suite.com or through partner platforms including Airbnb and Booking.com. Accepted payment methods for direct bookings include cash on arrival, direct bank transfer, and optional PayPal transactions. All prices are listed clearly during checkout. Prices may vary seasonally or based on occupancy.
4. Cancellation & Refund Policy
Guests enjoy free cancellation up to 1 day (24 hours) prior to the scheduled check-in time (15:00 CET). If a reservation is cancelled less than 24 hours before check-in, or in the case of a no-show, a cancellation fee equal to the cost of the first night's stay may be applied.
5. House Rules & Guest Obligations
Guests must comply strictly with the following apartment and building rules (Planet Residence) during their stay:
- Check-in: From 15:00 (3:00 PM) onwards.
- Check-out: By 11:00 (11:00 AM).
- Maximum Occupancy: Strictly limited to 4 guests.
- Quiet Hours: Nighttime peace must be respected between 10:00 PM (22:00) and 7:00 AM (07:00).
- Smoking Policy: Smoking is strictly prohibited inside the apartment.
- Pets Policy: Pets are not permitted on the property.
Damage & Security: No upfront security deposit is required. However, guests are civilly and legally liable for any damage, loss, or destruction caused to the suite or building property during their stay.
6. Guest Registration & Identity Verification
In compliance with laws of the Republic of Serbia, guests must provide valid identification for tourist registration upon check-in. Registered users may voluntarily use Didit.me for automated document validation. Verification via Didit.me is optional and does not restrict non-verified guests from booking.
7. Intellectual Property
All materials on fluvius-suite.com, including text, photographs, design tokens, software code, and AI assistant prompt outputs, are the exclusive property of Fluvius Suite. Unauthorized copying, data scraping, or reproduction without prior written consent is strictly prohibited.
8. Disclaimers & Limitation of Liability
The website and accommodation services are provided on an 'AS IS' and 'AS AVAILABLE' basis. To the maximum extent permitted under Serbian law, Fluvius Suite shall not be liable for indirect, incidental, or consequential damages, utility outages beyond reasonable control, or temporary website disruptions.
9. Governing Law & Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Republic of Serbia. Any disputes arising out of or related to these Terms or the use of our services shall be subject to the exclusive jurisdiction of the competent court in Niš, Republic of Serbia.
